How Troy drives more than 2100 people to his website each day …for free😮
Meet the team at Richardon Real Estate from Colac in Victoria. Troy (that's him on the left) together with business partner Jake and Leanne (standing next to Troy) are the sales team. Tiarne (far right) covers all sales support, admin and marketing and worked quickly to learn the AI Ad Machine platform. (She's a weapon!)
In the last 8 months, Richardson Real Estate in little ol’ Colac Vic has recorded 507,564 clicks on their Facebook and Instagram ads featuring live listings in the area. That’s 2166 a day, 7 days a week at ZERO cost to the agency! Here's how they do it!
You’ve probably never been to Colac in Victoria.
It’s a thriving city and farming, timber and tourism community of 21,000 people about 2 hours west of Melbourne.
Troy Kincaid owns Richardson Real Estate in Colac. We first met at a training gig we hosted in downtown Melbourne back in 2012.
One thing I’ve learned in my real estate coaching career is that there are basically two types of agents.
Agent one suffers what I call chronic ADOS. (Attention Deficit Oh Shiny) This agent will jump on an idea for 5 minutes them move on if it doesn’t rain cash.
Agent two thinks through their options, decides on a strategy and course of action then buckles up to make it happen with strict focus and discipline to the task and continually ‘tweaks’ until results are produced.
Troy is an agent two.
Back in 2012, after our training event, Troy came away with a journal full of ideas, drove home to Colac and got to work.
In a little over a year, the company’s results had doubled.
In three years they had doubled again.
Five years later, they doubled once more.
As Troy likes to say, success is an amazing motivator.
Just before we launched our AI Ad Machine, I set up a call with Troy and asked him to trial the platform.
Like most of us, Troy thought AI was basically a smarter Google like Chat GPT. Then he set up his first campaign on the platform and saw the numbers.

This is not just a staggering number of ad clicks, this engagement resulted in people going directly to the Richardson website to view the listing, NOT to REA or domain.com.au, the two dominant Australia property portals.
And no, this is not a sales team of 25. Troy and business partner Jake Theodore head up the sales team with Leanne Witcombe the only other sales agent.
Long story short, the good people of Colac can’t escape the Richardson brand wherever they look or click.
One of Troy’s competitors recently cornered him while he was getting his morning latte and started drilling him on how they were able to dominate social media throughout the greater Colac area. Troy fibbed and told him they hired a big Melbourne ad agency who did all the heavy lifting!
But wait, it get’s better…
Troy markets this killer opportunity for sellers as an ‘AI-Powered Social Media Marketing Package’ that his sellers gladly sign up for after he shows them the power of the AI Ad Machine and how AI explodes the marketing reach of each listing by up to 90% of what other advertisers pay for a regular Meta campaign.
This takes care of Troy’s ad costs so his amazing AI-fuelled marketing weapon is essentially free.
Since our agent clients started rolling out their AI campaigns, we’ve discovered who we can help and who we can’t.
If you’re an agent number two like Troy and would like to take a sneak peek at some live campaign numbers, then let’s set up a Zoom call and I’ll give you a personal tour around the platform, together with a look at the other package features like our template and marketing design suite, a broad range of digital assets like forms, landing pages and eBooks and more than 50 million pro stock images and videos you can use with your marketing to blow your competition out of the water and wow your clients.
